CITIC Pension, a wholly-owned subsidiary of CITIC Group’s first-level subsidiary ‘CITIC Xingye Investment Group Co., Ltd.’, is the platform for CITIC Group’s elderly care business. With an existing investment scale exceeding 3 billion yuan, it deeply cultivates the Yangtze River Delta region centered on Shanghai, and has begun to expand into key cities such as Beijing and the Greater Bay Area.

CITIC Pension features ‘urban, one-stop, medical and health care’, providing different types of full-cycle elderly care solutions including ‘nursing, care, and medical’. It has formed product lines such as ‘Xinlan Tiandi, Xinfu & Xinyue, Xinyang Zhijia’ under the Xin series, as well as entrusted operation management services. It offers a variety of products including self-care apartments for healthy retirees, elderly care institutions for seniors who are self-care or require care, and nursing homes for those who are incapacitated or have dementia.

As of the end of 2025, CITIC Pension has opened and operated 10 projects in Shanghai and Hangzhou, among which 7 long-term care projects have achieved full occupancy (occupancy rate >95%). Currently, it has about 7,000 beds in operation, with over 6,000 beds in Shanghai alone, surpassing the number of beds operated by insurers such as Taikang, Taiping, and CPIC in Shanghai, firmly ranking among the top in Shanghai’s elderly care industry.

CITIC Pension takes high-quality ‘elderly care operation management + health care real estate management’ as its core competency, focusing on ‘market-oriented, affordable, high-quality’ centralized elderly care service products. Directly-operated series: CCRC – Xinlan Tiandi

Xinlan Tiandi is the flagship project of CITIC Pension’s CCRC product line, located on the world-class ecological island of Chongming, adjacent to Shanghai’s only natural heritage site: Chongming Dongtan Bird Sanctuary. It is about 50 km by car from downtown Shanghai, and the Dongtan station of Metro Line 22 (Chongming Line) is near Xinlan Tiandi (about 400 meters walking distance), making it the only large-scale health care community in Shanghai’s suburbs directly accessible by metro. Xinlan Tiandi opened in October 2023, and now offers complete CCRC functions integrating short-term stays, long-term stays, and medical care.

Directly-operated series: LPC – Shanghai Youyou Xinfu Nursing Home

Shanghai Pudong Youyou Xinfu Nursing Home (hereinafter referred to as Youyou Xinfu Nursing Home), invested by Shanghai Youyou Group and operated by CITIC Pension, is a major livelihood project in Pudong New Area. It is a continuing care complex featuring ‘self-care for the elderly, nursing care, and integration of medical and elderly care’. Youyou Xinfu Nursing Home opened on April 28, 2023, and achieved a phenomenal performance in the elderly care industry with an average of one resident check-in per day! On the second anniversary of the nursing home on April 28, 2025, Youyou Xinfu officially entered a waiting list mode where beds are in high demand!

Directly-operated series: LPC – Hangzhou Xinyue Baba

Xinyue Baba, funded by CITIC Group’s first-level subsidiary CITIC Xingye Investment Group Co., Ltd. and operated by CITIC Pension, is a single-building urban medical and elderly care complex. It provides specialized services for senior citizens, meeting their ongoing rehabilitation and care needs based on different physical conditions, creating a one-stop high-quality elderly care solution integrating ‘daily care, rehabilitation, medical care, and spiritual comfort’. Xinyue Baba officially opened in November 2022. As of the end of 2025, apartment occupancy is 100% and nursing home occupancy is 90%.

Directly-operated series: AL+MC – Xinyang Zhijia Pudong Jinxiu Nursing Home

Xinyang Zhijia Pudong Jinxiu Nursing Home (hereinafter referred to as Jinxiu Nursing Home), operated by CITIC Pension, is a single-building nursing facility and CITIC Pension’s first elderly care institution entirely focused on dementia-specific care, filling a gap in professional dementia care in Shanghai’s central urban area.

 

Directly-operated series: AL+MC – Xinyang Zhijia Baoshan Dachang Nursing Home

Xinyang Zhijia Baoshan Dachang Nursing Home (hereinafter referred to as Dachang Nursing Home), operated by CITIC Pension, is a single-building nursing facility. It mainly serves seniors aged 85 and above, featuring ‘urban elderly care, dementia care, and medical-nursing care’, addressing the core needs of elderly care and providing professional care for seniors with cognitive impairments.

Directly-operated series: AL+MC – Xinyang Zhijia Yangpu Xinjiangwan Nursing Home

Xinyang Zhijia Yangpu Xinjiangwan Nursing Home (hereinafter referred to as Xinjiangwan Nursing Home), operated by CITIC Pension, is a single-building nursing facility. It mainly serves seniors aged 85 and above, featuring ‘urban elderly care, dementia care, and medical-nursing care’, addressing the core needs of elderly care and providing professional long-term daily care and medical rehabilitation services for seniors who are disabled or have cognitive impairments.

Directly-operated series: NH – Shanghai Xinlan Nursing Home

Shanghai Xinlan Nursing Home is an important functional facility supporting the integration of medical, health, and elderly care services at Xinlan Tiandi (a large CCRC health and healing community invested and operated by CITIC Pension). It is a designated medical insurance unit in Shanghai and a research demonstration base for geriatric nutrition management at Huadong Hospital. It has launched an integrated service model of ‘in-hospital medical care + home nursing visits’, building a comprehensive medical and elderly care system from daily health to emergency response.

 

Directly-operated series: NH – Hangzhou Xinyi Nursing Home

Hangzhou Xinyi Nursing Home, wholly-owned by CITIC Pension Hangzhou, focuses on providing integrated services including modern rehabilitation, traditional rehabilitation, chronic disease management, and professional daily care for seniors with common geriatric chronic diseases, stroke, post-orthopedic surgery, Alzheimer’s disease, Parkinson’s, cancer chemotherapy intervals, palliative care, post-ICU, and those requiring nasal feeding nutritional support. Its medical insurance was officially activated in July 2022. As of the end of 2025, the nursing home occupancy rate reached 97%, providing professional assisted care services that precisely meet the daily living and medical care needs of seniors with different physical conditions.

 

Cooperative entrusted: CCRC – Shanghai Yifuhui Health Care Town

Shanghai Yifuhui Health Care Town (hereinafter referred to as Yifuhui), invested by Shanghai New Development Group and operated under entrusted management by CITIC Pension, is a benchmark project of Shanghai’s government urban renewal for elderly care. It integrates a seven-in-one full-cycle health care ecosystem of ‘medical, elderly care, rehabilitation, nursing, culture, sports, and agriculture’. Yifuhui opened on March 18, 2025, and had over 300 residents in its first year, becoming a phenomenal presence in the elderly care industry!

 

Cooperative entrusted: LPC – Shanghai Kunlundi Health Care Community

Shanghai Pudong Kunlundi Health Care Community (hereinafter referred to as Kunlundi), invested by Shanghai Real Estate Pension Investment Group and operated by CITIC Pension, is the largest new health care community within Shanghai’s inner ring in 2024, and also the best-located health care community of CITIC Pension in Shanghai. The entire campus consists of self-care apartments and nursing facilities, forming a continuing care complex featuring ‘independent living, senior care, integration of medical and elderly care, and dementia care’.
